What we do

Six things, and we bring everything to do all of them.

Most homes need three or four of these at once. Doing them in a single visit is cheaper than booking four separate companies, and you only have to be home once.

Glass

Window cleaning

Rooms get noticeably brighter from the outside pane alone. Most people don't realize how much light the glass was eating until it's gone.

  • Exterior glass, streak-free
  • Tracks and sills wiped out
  • Screens removed and rinsed
  • Frames and mullions wiped
  • Cobwebs cleared from corners

Roofline

Gutter cleaning

Clogged gutters send water exactly where you don't want it — down the siding, against the foundation, into the beds.

  • Leaves and grit hand-cleared
  • Downspouts flushed and checked
  • Debris bagged and hauled off
  • Gutter faces wiped clean
  • Photos sent if we spot damage

Hardscape

Pressure washing

Concrete comes back two shades lighter. Driveways, walkways, and the patio you stopped sitting on because it looked dingy.

  • Driveway, front walk and porch
  • Patio and back slab
  • Soft wash on brick and siding
  • Fence and garage door on request
  • Plants rinsed and protected

Lawn

Mowing and edging

Cut, edged, and blown clean. One time before you host something, or every other week all season.

  • Cut at the right height, not scalped
  • Hard edges on walks and drive
  • String trimmed around beds and posts
  • Concrete blown clean, no clippings
  • Weekly or biweekly if you want it

Beds

Mulch and fresh color

Fresh mulch and flowers at the entry changes the whole front of the house, and it's the least expensive thing on this page.

  • Beds weeded and cut back
  • Fresh hardwood or black mulch
  • Seasonal color at the entry
  • Bed lines re-cut clean
  • Plants chosen for Texas summers

Shrubs

Trimming and shaping

Overgrown shrubs block windows and make rooms darker inside. Cutting them back opens the front of the house up again.

  • Shrubs shaped, not squared off
  • Branches pulled off windows
  • Hedges evened along the front
  • Low limbs lifted for sightlines
  • All debris hauled off
Once, or on a schedule. Lawn and beds can go weekly or biweekly. Everything else is as-needed — most homes do windows and gutters twice a year. Get a flat price →

Who you're hiring

Locally owned. You deal with the owner.

Owner · Showready Exteriors

I spent years in landscape sales before starting this, and I kept running into the same thing: people juggling four companies to get one house looking right. Windows from one guy, mowing from another, mulch from somebody else, and none of them talking to each other.

Showready is one call and one crew for the entire outside of the house. I live here in Plano, my kids go to school here, and I'm on the job — not dispatching a franchise crew from another city and hoping it goes well.

If something isn't right when we're done, you call me directly and I come back.

Flat price up front

Quoted before we start and itemized by service. The number doesn't move once we're on site unless you add something.

We show up when we said

You get a text the morning of with a window. If we're running behind, you hear it from us before you have to ask.

Your plants are protected

Beds get soaked and covered before anything gets washed, and we soft wash brick and paint instead of blasting it.

We clean up after

Clippings blown off the concrete, debris bagged and hauled off. You shouldn't be able to tell we were there except by looking at the house.

Selling the house?

The pre-listing package.

Listing photos are the first showing. Every buyer sees them before they see the house, and a wide exterior shot picks up streaked glass and an overgrown bed before it picks up anything in the description.

We do all six services in one visit and time it to your photo day.

  • All six services, one visit, one invoice. Most Plano homes are finished in a single day.
  • Scheduled the day before your photographer. Tell us the shoot date and we work backward from it.
  • Upkeep while it's listed. Biweekly lawn and bed visits so the house looks the same in week six as it did in the photos. Cancelled the day it goes pending.
  • Your agent can send us the address directly. One less thing on your list.

How it works

Three steps, one business day to a price.

01

Send us the address

Text, call, or use the form below. Tell us what you're thinking and roughly when you'd like it done.

02

We come back with a flat price

Itemized by service so you can pick and choose. Most homes are quoted from the address without a walkthrough.

03

We do the work

You don't have to be home for most of it. Pay when it's finished, by card or check, and tell us if you want us back.

For real estate agents

You get the credit. We get out of the way.

Alex, who runs Showready, is also a licensed agent in Plano. Rather than pretend that isn't true, here is exactly how we handle it — the same way on every job, for every brokerage.

No referral fee, in either direction.

You don't pay us for the introduction, and we don't pay you for it. There's nothing to disclose to your broker, nothing to log in compliance, and nothing that changes what you owe your client.

We don't solicit your seller.

No cards left on the counter, no yard sign, no follow-up mail, no conversation about representation — during the job or after it closes. That seller is yours. It's written into every agent agreement we sign.

The homeowner pays us, not you.

We invoice the homeowner directly on completion. Where the title company allows it, we can also bill at closing so your seller pays nothing out of pocket before the house sells.

Timed to your photo day.

Send the address and the shoot date. We aim to finish the day before the photographer arrives, so the house is camera-ready when it counts.

Upkeep while it's listed.

Grass keeps growing after the photos are taken. Biweekly lawn and bed visits keep the house looking the same in week six, and stop the day it goes pending.

One page, plain English.

Want the terms in writing before you send an address? Ask for the agent agreement and we'll email it the same day. No fine print, no term you have to sign up for.

Prefer not to refer a service run by another agent? Completely understood — no hard feelings and no follow-up. Ask for the agent agreement if you'd like to see the terms first.
